Here are two great reasons to sell an investment property in this market.

I’ve had a lot of investors ask me lately if now is the right time to sell. The answer is yes for two specific reasons:

1. Cap rates are very low. The cap rate measures how much money a property will produce. The way I calculate it is by taking the net operating income and dividing it by the purchase price.

2. Prices are very high. In the video I’m standing here in front of a 10-unit building that we closed on for $3.85 Million. This property is closing under a five-cap, which is great news for the sellers.
