Short-term rentals and Airbnbs have been investor favorites for a few years now, but they don’t come without headaches. 

Short-term rentals and Airbnbs are restricted to your primary residence unless they’re located in the overlay zone. The overlay zone is a small section of the downtown area that follows the neighborhood boundaries of Canon Borough and Elliott Borough, which mainly consists of Canon Street, Spring Street, a section of King Street, and a section of Meeting Street. The property also has to be zoned commercial.

If the property is outside the overlay zone, it must be the owner’s primary residence. That means that you can rent out a bedroom of your house, the other section of a duplex, or a garage apartment as long as each dwelling has the same tax map number as the primary residence.
